Fire Safety Standards for short-term rental accommodation (STRA)
Need help meeting requirements of the NEW STRA Fire Safety Standard in NSW?
STRA's new fire safety legislation. Here’s what you need to know.
The NSW Government has recently introduced new regulations for buildings classed as Short-Term Rental Accommodation(STRA) . These new regulations come into effect from 1 November 2021. These includes Stayz, Air B&B and other holiday rentals. If you rent out your dwelling for the short term, it’s crucial that you understand what these changes mean as failure to comply could lead to penalties.
Definition of a Short-term rental accommodation:
Short-term rental accommodation means a dwelling used by the host to provide accommodation in the dwelling on a commercial basis for a temporary or short-term period.
What you need to know:
Smoke and heat alarms
The new legislation states that your alarms must be compliant with AS3786 and located in hallways outside bedrooms, on each storey, and installed on the ceiling. They must also be interconnected and powered by the main electricity supply or a 10 year Lithium battery.
Evacuation Diagrams / Block Plans
Evacuation Diagrams must also be installed within each bedroom, and behind the main entry door in compliance with the STRA Fire Safety Standard requirements. Evacuation diagrams must show information that is essential in case of emergency, familiarising guests with your evacuation requirements, including the national emergency service number (000) and advise guests to download the “emergency+” app. In accordance with AS3745 they must, at a minimum, show the fire equipment, designated exit points, emergency assembly points, evacuation routes and are orientated correctly.
How can we help you? We can assess your property to determine the emergency assembly area and qty of Evacuation Diagrams required. We will provided an Evacuation Diagram for each bedroom and main entry door to comply with the STRA Fire Safety Standard and AS3745-2010.
